If so, Real Capital Operations is looking to hire a Tax Manager to join our team based in Winter Garden, FL.
• This position earns an annual salary starting from $115K based on experience. We provide excellent employer-paid benefits where the company covers medical, dental, vision, and life insurance. We also offer 401(k) with company match, uncapped paid time off (PTO), and sick time.
• As the Tax Manager, you will lead the tax function for our portfolio of self-storage properties, partnerships, and fund entities. You will oversee the preparation and review of partnership tax returns, own tax basis, capital account, and depreciation reporting, and set the strategy for state and local compliance across a growing multi-state footprint. You will direct the relationship with our external tax advisors, and serve as a trusted advisor to leadership on the tax impact of acquisitions, dispositions, financings, and fund structuring, all while ensuring the company remains fully compliant and tax risk is well managed.

Responsibilities

• • Lead and manage the tax team, including hiring, training, setting priorities, reviewing work product, and conducting performance evaluations.
• • Oversee and provide final internal review of federal and state partnership returns (Form 1065), Schedules K-1, and supporting workpapers; manage external CPA firm engagements, including scope, timelines, and fees.
• • Own tax basis balance sheets, partner capital accounts (including Section 704(b) and tax capital reporting), and book-to-tax reconciliations across property, fund, and management entities.
• • Direct tax fixed asset and depreciation strategy, including cost segregation studies, bonus depreciation elections, and the treatment of acquisitions and dispositions.
• • Oversee state and local tax compliance, including property tax, sales and use tax, annual reports, and composite and pass-through entity tax (PTET) filings, and evaluate state nexus as the portfolio expands.
• • Own and continuously improve the tax compliance calendar, ensuring all filings, extensions, and estimated payments are completed accurately and on time.
• • Advise leadership on the structuring and tax impact of acquisitions, dispositions, refinancings, entity restructurings, and new fund formations, including partnership allocations and distribution provisions.
• • Serve as the primary point of contact for federal, state, and local tax audits and notices, managing responses through resolution.
• • Support investor relations by ensuring timely K-1 delivery, preparing tax estimates, and responding to investor and fund partner tax inquiries.
• • Develop and document tax policies, internal controls, and processes that scale with portfolio growth, and drive automation and technology improvements.
• • Oversee annual 1099 reporting and vendor tax documentation, and partner with accounting leadership on tax-related accruals and the month-end and year-end close.
• • Monitor tax legislation and regulatory developments, assess their impact, and recommend planning opportunities to senior leadership.

Requirements

• • BS/BA degree in Accounting or a related field
• • CPA or Master of Taxation required
• • 7+ years of tax experience with a focus on partnership and/or real estate taxation, including at least 2 years in a supervisory or management role; public accounting experience preferred
• • Demonstrated ability to lead, develop, and hold a team accountable, and to manage external advisor relationships
• • Proficiency with accounting and enterprise tax software required; Microsoft Dynamics GP experience a plus
• • Advanced knowledge of MS Office suite, including Excel, Outlook, Word and PowerPoint
• • Deep understanding of GAAP, book-to-tax differences, and partnership tax concepts, including Section 704(b), 704(c), and 754 elections
• • Strong communication skills, with the ability to explain complex tax matters clearly to executives and investors
• Experience with real estate partnerships, fund structures, investor distribution waterfalls, and debt financing will be highly beneficial in this role. Experience managing multi-state compliance across U.S. federal, state, and local jurisdictions is strongly preferred.
