• The Commercial Project Manager, Property Management is a hybrid project management and field leadership position responsible for the successful execution of Stancil Services' Commercial Property Management, commercial painting, and assigned small commercial projects from project handoff through final completion and closeout.
• This position combines the planning, financial oversight, customer communication, and documentation responsibilities of a Project Manager with hands-on field leadership, scheduling, quality control, subcontractor management, in-house crew coordination, and production oversight.
• The position serves as the primary point of accountability for assigned projects and works directly with customers, general contractors, property managers, subcontractors, vendors, field personnel, and Stancil leadership. The individual is expected to know the current status of every assigned project, anticipate what needs to happen next, clearly communicate expectations, proactively identify risks, and hold the appropriate parties accountable for successful execution.

Responsibilities

• Provides day-to-day direction, coordination, and oversight of subcontractors, in-house crews, and field personnel assigned to projects. May provide functional leadership to project teams but does not necessarily have direct employee reports.
• Establishes performance expectations, monitors execution, addresses deficiencies, and holds subcontractors and assigned field personnel accountable for schedule, production, quality, safety, and project commitments.
• Manage assigned Commercial Property Management, commercial painting, and small commercial projects from estimating/preconstruction handoff through final completion and closeout, maintaining ownership of scope, schedule, budget, quality, safety, and customer commitments.
• Review contracts, proposals, plans, specifications, schedules, budgets, exclusions, and customer expectations and develop an execution plan covering manpower, in-house crews, subcontractors, materials, equipment, sequencing, milestones, and risks.
• Serve as the primary day-to-day Stancil representative for assigned projects and maintain professional, proactive communication with customers, general contractors, property managers, subcontractors, vendors, field personnel, and Company leadership.
• Coordinate field execution by establishing clear daily and weekly production expectations, ensuring manpower and resources are available, monitoring performance, and holding field teams accountable for commitments.
• Maintain regular field presence and personally verify project conditions, manpower, production, quality, customer expectations, and readiness for upcoming work. This is not intended to function primarily as an office-based Project Manager role.
• Develop and maintain project schedules and short-term look-ahead plans; compare actual production to plan, identify risks or delays early, and implement recovery plans when necessary.
• Maintain quality standards through field inspections, early correction of deficiencies, and coordination of punch, point-up, owner inspections, final completion, and customer acceptance.
• Maintain an accurate financial understanding of assigned projects, including original budget, committed and actual costs, subcontractor billing, pending and approved change orders, remaining cost to complete, projected final cost, and expected gross profit.
• Identify financial variances early, communicate risks promptly, and develop corrective actions before profitability is materially affected.
• Own the change-order process, including identification, documentation, pricing, submission, tracking, billing, and support through collection. Ensure additional work is appropriately documented and authorized before proceeding whenever reasonably possible.
• Review subcontractor and vendor billing for accuracy, scope completion, percent complete, approved changes, and alignment with project financial status.
• Forecast and coordinate materials, equipment, access, and logistics to support production while minimizing emergency orders, unnecessary deliveries, waste, downtime, and remobilization.
• Maintain accurate and timely project documentation and reporting, including progress, manpower, production, schedule status, delays, customer directives, subcontractor commitments, quality and safety concerns, photos, RFIs, change conditions, and closeout status.
• Promote and enforce Stancil safety expectations and customer/jobsite requirements, addressing unsafe behaviors or conditions promptly.
• Drive complete and efficient closeout, including outstanding scope and change-order work, final documentation, subcontractor/vendor items, financial review, customer acceptance, and lessons learned.
• Identify recurring operational issues and work with Commercial leadership to improve standardized processes, documentation, scheduling, procurement, field execution, and closeout

Requirements

• High school diploma or equivalent required; associate or bachelor's degree in Construction Management, Business, Engineering, or a related field preferred.
• Commercial construction experience required; commercial painting and drywall experience strongly preferred.
• Previous experience as a Project Manager, Superintendent, Foreman, or comparable construction field leader required.
• Demonstrated experience managing subcontractors, field personnel, and multiple concurrent projects.
• Strong knowledge of commercial sequencing, scheduling, production planning, quality control, and closeout.
• Ability to read and interpret plans, specifications, scopes of work, contracts, and other project documents.
• Experience managing budgets, costs, change orders, forecasting, and profitability.
• Strong written, verbal, interpersonal, organizational, prioritization, problem-solving, and decision-making skills.
• Ability to work independently and operate with a high degree of ownership and accountability.
• Proficiency with Procore, Microsoft Office, and other construction/project management technology preferred.
• Valid driver's license and ability to travel between assigned project locations.
