• Are you an experienced Affordable Housing Property Manager ready to lead a stable, well-performing community? We are seeking a results-driven professional to oversee a 112-unit community in Cookeville, TN. This is an excellent opportunity for someone with strong LIHTC (Tax Credit) experience who takes pride in operational excellence and resident satisfaction.

Responsibilities

• Lead all day-to-day operations of the community
• Drive occupancy, leasing performance, and rent collections
• Ensure full LIHTC compliance and successful audits/inspections
• Maintain strong resident relationships and retention efforts
• Oversee maintenance operations, vendors, and property condition
• Manage budgets, reporting, and financial performance

Requirements

• 5+ years of Affordable Housing / LIHTC Property Management experience (required)
• Strong knowledge of HUD, LIHTC compliance, and Fair Housing regulations
• Proven ability to lead, coach, and develop on-site teams
• Experience managing budgets, occupancy, and financial performance
• Strong organizational, communication, and problem-solving skills
• Proficiency with Microsoft Office and property management software
